WHAT IS REALLY GOING ON IN THE SQUAMISH REAL ESTATE MARKET?
Just a quick note as an update, the number of active listings in Squamish is staying firm at 253. This number is average for the real estate market in Squamish for this time of year. Over the last 30 days, sales have outpaced listings to the tune of 96-89 with 31 properties coming off the market. What this all means is that the market has been very active. However, don't forget to consider the year to date activity that is a more important metric as housing is a slow moving commodity when you consider sales and price changes. In fact, the number of sales in Squamish year to date 2020 are 3 units behind the year to date sales of 2019. So, considering that the market has remained fairly flat in volume and pricing ver the last 2-3 years, we can expect it to remain the same. One caveat here is that proeprties with larger square footage....single family homes vs htownhoueses vs apartments seem to be increasing in value at a higher rate. Perhaps this is a result of COVID and eople considering that if they are going to be locked up somewhere, they would rather is be in more square footage. yet another impact of this crazy COVID situation.
